How can we help you?

Our Commercial Property Team has considerable expertise in dealing with the legal aspects of property occupation, having acted for a wide range of both landlords and tenants including individuals, companies and pension funds. Their properties span a broad range including warehouses, factories, offices, shops, licenced premises and restaurants, high street retail units and commercial and industrial estates.

If you are selling land which has the potential for future development, we will help determine the best way to ensure that your interests as a seller are protected and you can share in any future profit. We can also advise on existing option and promotion agreements which may be unclear and open to ambiguity. As well as acting for landowners, we also act for developers to secure land with the potential for planning permission, with experience ranging from stand-alone sites to more complex site assembly schemes

We can assist with a wide range of transactions including disposals of freehold and leasehold properties, development sites, investment portfolios and licensed premises. We will discuss your requirements with you to protect adjoining property, benefiting from any future development and liaising with your taxation advisers on matters such as VAT and capital allowances.

From the ownership structure for the transaction, investigation of the title and other legal due diligence, through to advising on taxation issues and procuring collateral construction warranties if needed, we will ensure your rights are protected and you don’t get caught out by the unexpected.

Butcher & Barlow has a niche specialism in dealing with property transactions involving self-invested personal pensions (SIPP). In addition to the usual property considerations including title deduction and investigation, enquiries, searches and occupational leases, we also understand the need to protect the pension fund from risk and limit exposure to liability. We have a long-standing history of representing professional trustees in such transactions and are, therefore, well placed to represent the SIPP itself.

Our team is experienced in the development of office premises, retail premises and warehouses, and we act for house builders both in connection with the acquisition and disposal of residential schemes. We will work with your financiers, contractors and consultants to help you to complete your project on time and on budget. You can read more about the services we offer here.

Whether you are a contractor, developer, sub-contractor, consultant, supplier, bank, purchaser or investor, we provide a specialist commercially-focused service aimed at facilitating successful delivery and completion of projects. From negotiating initial terms of engagement with professional consultants and the design team, to preparing the contract pack through to securing warranties, we will work with you to see the project through to completion. You can read more about our Construction Law services here.

Should a dispute arise, we can take care of that too.

What our clients say about our Commercial Property Service

My appointment with Paige Lester was excellent. I found her friendly and helpful, gave me all the information I required, and steered me through a difficult time with her professionalism and knowledge.

    J Richardson

Could not be better looked after. We have been in business for over 59 years, yet had little experience in the area of expertise required to deal with the commercial tenant issue we found ourselves in. Paige guided us through it, and we got an unexpected positive result.

    Harry Johnston OBE

I have dealt with Seema McWilliam now on several occasions and have always found her to be most reliable, dependable and competent. I have no hesitation in recommending her.

    SHF

Butcher & Barlow stand out as giving you the full service you should expect from a multi-disciplined practice. They are Solicitors that give value rather than take value.

David Burrows' confidence and fast turnaround ensured that our matter successfully completed in a very short space of time, which was impressive.

    The Legal 500 - 2025 Edition

Very professional approach giving us all the details which we needed to make informed decisions and challenge the landlords as needed to get to the right place for us. Also done in a very friendly way which I really appreciated. The combination of these two approaches made it very easy to do business with Zoë and her team.

    Peter

Excellent Service. Paige was helpful and understood my needs and expectations. She did exactly what she recommended and the outcome was as expected.

    Mrs A

I have used Butcher & Barlow now on several transactions after them being recommended to me. My solicitor is Nick Ball, who I would highly recommend. Nick is extremely approachable, is readily available, responds quickly, makes everything clear and simple, and is extremely knowledgeable and highly competent. I wouldn't go anywhere else.

    J Regan

Domestic & Commercial Property purchases. I have been a client of Butcher & Barlow for 8 years and have always found them helpful and responsive on all matters with help and support available in all areas required even outside the simple purchase procedures, they have always had an expert within their structure to help on all occasions.

    Mr N Badrock

Andy Mackenzie’s commerciality and input into projects with which I have been involved have proved invaluable. He is practical, professional, extremely efficient and applies a good balance of having broad legal knowledge and offering practical advice.
